Plaza 360 Lobby, 360 22nd Street, Oakland

Richlen Construction was engaged early on in the project process to help the Owners of 360 22nd Street identify the general order, and magnitude of construction: cost, feasibility and scheduling. This was a Class C building. The intention was to raise the building from Class C to Class B, using materials and a construction approach to earn a LEED certification at completion.

Throughout the renovations, Richlen was also contract to do several TI projects for tenants eager to enjoy the newly renovated building. 115,000 sq-ft, based upgrades included; Floors 2nd,3rd,4th,5th,6th,7th,and 8th: New Main Lobby, Waterproofing, abatement, new structural storefront, exterior improvements, paint, sidewalk, facade, landscaping, PEL, and common area restrooms.

The Orrick Building,405 Howard Street, 4th Floor
San Francisco

The project space (6,000 sq-ft) was built to achieve LEED silver certification level, without formal registration. This was achieved through excelling in the categories: Site Selection, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, as well Innovation and Design Process. This was done specifically with Extensive Recycling, Enhanced Commissioning, Regional Materials, Building Reuse, Maintaining 60% of Non-structural Components and many other “Green” ideas.

Forest City Offices

835 Market Street, San Francisco

A 6,500 sq-ft Tenant build out, reception area, conference rooms, offices, and a beautiful breakroom. The project earned a Silver LEED Certificate rating.

Forest City was completed in an aggressive seven (7) month schedule. Many high recycled content furnishings were used throughout the offices and work areas. Green materials used: Cork Flooring, Rubber Flooring, Recycled Carpet, Recycled Ceramic Tile; Formaldehyde Free Wood; Low VOC Paints and Covered Acoustic Fabric Panels with sound soak material. Very intricate wood slat ceilings and cork floors marked the public spaces. The acoustic ceilings systems took enormous coordination between the ceiling installer, electrician, HVAC and fire sprinkler trades. The project also required a full A/V system with projection, plasma and tele-conferencing systems.
