San Francisco's Anchorage Square gets new Glass, Doors, and Painted Storefront, in addition to MEP Upgrades & New Public Restrooms.

Anchorage Square is located at 2800 Leavenworth Street in the heart of Fisherman's Wharf. The 3-story, 30-year-old building stretches a block in length. It is host to business offices, restaurants, and 30 specialty shops.

Anchorage Square's 1st, 2nd, 3rd floors, and its parking garage were budgeted to receive MEP upgrades.


Richlen's contract with the Owner and their Property Management, CB Richard Ellis involved several projects and kept schedules.


Due to the volume of glasswork and demolition, Richlen Construction crews & subcontractors worked behind designated barriers.


  • Glass storefront replacement - Removal of four (4) bays of storefront, approximately 30' in length.
  • Added 1st floor public restrooms by converting 1,000 square-footage of retail space
  • Structural repairs to the parking garage stairwell (work completed by closing two (2) stairwells at a time to pedestrian traffic)
  • Fresh air ventilation at garage Level A
  • Office elevator lobby conversion from utility to business

  • New rear lobby wall constructed separates utility corridor from new lobby

  • Installed four (4) new entrance doors.

  • Removal of existing large inefficient air handler on level-D originally designed to exhaust entire garage, replaced with new exhaust fans (.75 CRM) to meet requirements on level A only.
  • New offices on 2nd & 3rd floors. Richlen demo the 3rd floor, and cleaned up former restaurant space to present for possible office lease.
