We Believe the Best Display of Richlen's Contracting Capabilities is a Building's Main Floor Lobby...
In the past three (3) years, Richlen Construction has remodeled six (6) main floor lobbies in San Francisco's Financial District. Most recent is 425 Market Street lobby, a 38-story building.


The remodel was a Design-Build project that took two-(2) years to develop. The 5,880 square foot main floor follows Owner Metropolitan Life and their property management, Cushman & Wakefield’s LEED terms.
Richlen split the project into two-(2) phases due to the limited area for staging. Phase One schedule production involved the back plaza lobby, basement, and containment set up. Work took place during regular business hours, nights, and various weekends, behind full height barricades. Phase One included the start to the complex restoration to all twenty-one (21) elevator cabs. To accomplish the PEL’s remodels, we shut down half during non business hours. This kept traffic flowing. During the months of renovation, tenants and guest of the building watched the lobby’s transformation. The most dramatic change is that of the Calacatta Oro Marble (3/8” thick). A total of 501 (hand selected) marble sheets were imported from Italy to the Port of Oakland. All pieces were custom cut into three (3) different sizes, numbered, and book-matched for the floor, walls, and elevators.
Due to the amount of lights (163), the lobby’s lighting fixtures required their own schedule. Lamps, Lanterns, fluorescent, LED lights; Watts ranged from 1.5 to 234. The actual energy calculation; total breaker load 8388 with overall power density 1.500.
Our team of Accredited LEED Professionals made conscious efforts to reclaim materials for reuse. Existing stone pavers from the interior were salvage and re-used in the Plaza and Fremont exterior Entryways. The Elevator Cab call buttons were also reused.
Metropolitan Life building earned LEED-EB O&M Gold Certification in August 2010. One of many high-rise buildings helping San Francisco lead the rankings as one of the Greenest Major Cities in the U.S. and Canada.

- New Entry Vestibules, Tempered "Herculite Type Doors (1 pair total ea. side), New Tempered All Glass Revolving Doors (2 pair ea. side)
- Two (2) New Guards Desk(s) incorporating an electronic Tenant Directory on the front and three (3) screens (elevator control systems, camera monitor and tenant access card monitor).
- Six (6) New Security Bollards and Systems at Entries to Passenger Elevators Lobbies with Card Readers

- New Common Retail Entry with Tempered Glass Doors, Sandblasted Emulating 3M Scotchcal film with Tenant Logo
- Reconfigured and Performed Structural Glass Wall Seismic Bracing
- New Pilkington Planar Type Structural Glazing System
- Two (2) Structural Glass Wall to Ceiling Systems each 76'8" by 15'1". Tested to withstand 85 mile per hour winds.
